Let us manage your property


Sub-letting your caravan is very time consuming, stressful to manage and can be overwhelming. 

East Coast Holidays will help you to maximise the income from your unoccupied holiday home. All you need to do is sit back and relax while we do all the work on your behalf. 

You will have full flexibility. You can let your caravan/lodge for the whole season or for just a few weeks. It is entirely up to you. We just ask that you keep us up to date with any bookings you take as soon as you can, so we can block those dates out on our calendar. 

Communication is key and double booking should never happen. 

CLEANING & MAINTENANCE 

If you require our cleaning services, our subsidiary company, Coastal Cleaning Services Ltd, will prepare your holiday home, ensuring it is clean and ready for guests prior to their arrival. This service is tailored to each client. We prefer to clean the property as soon as possible after your guests have left so that it is ready for any new guests. 

We will arrange for any repairs and maintenance to be carried out. You will be responsible for any maintenance costs and to make it easy for you, we will deduct the costs from the hire profit before it is released to you. We will automatically carry out maintenance up to a value of of £60. For anything higher we will seek your approval. 

Coastal Cleaning Services Ltd can also provide PAT Testing for £25 per caravan/lodge. 

RESERVATIONS 

East Coast Holidays will host your accommodation on our website along with our company third party marketing platforms such as booking.com, AirBnB, VRBO, Facebook, TikTok and more. These link to Google and other well known search engines aimed at giving as much visual coverage possible. We will verify guest details, collect payments, offer guest welcome packs and handle the keys. 

We will take a £100 damage bond from each guest before they arrive in case of any damage to your property. This will be used against any damage caused and if there is any money left after a repair or replacement, it will be returned to the guest. 

PAYMENTS & CHARGES 

East Coast Holidays charges a one time £95 set up fee for joining our subletting programme. 

We charge a 15% fee of the total reservation. This is on top of any third party fees and are deducted from your payments before your earnings are released to you. If you require cleaning, the charges vary for each accommodation and is worked out on the size of the property, how many rooms, bedrooms etc

You will receive payments for all completed reservations on the last day of each month. Payment will be sent via BACs to the agreed bank account. Each reservation payment will have a breakdown to help track your payments and reservations. You will receive a monthly statement showing all bookings and payments. 

After you have used your caravan it is your responsibility to clean the unit prior to it being sublet through us unless you book in a clean. If the cleanliness is below the required standard East Coast Holidays will issue a cleaning charge. We maintain a high cleaning standard for both guests and for your use. 

What do we cover in our management Our services include: 

• Advertising of the accommodation 

• Dealing with customer enquiries 

• Taking & managing bookings 

• Sending out payment receipts and booking forms 

• Ensuring payments are made on time 

• Arranging cleaning 

• Transfer of monies 

• Supply of bed linen (additional charges will apply) 

• Arranging maintenance repairs (additional charges will apply) 

• Arrangement of gas replacements (charges apply depending on the site) 

By subletting with us, you agree to the following terms and conditions. 

INSURANCE 

As East Coast Holidays is acting as the agent for you, the owner, it is your responsibility to ensure that your caravan is adequately insured against loss, damage & 3rd Party Liability. A copy of this must be provided prior to commencement of sub-letting. 

CARAVAN UPKEEP 

During a letting season repairs, replacements and cleaning services may be required to keep your caravan to the necessary standard. If this is the case charges may apply. Where possible we will always advise you of any repairs required before going ahead with them. We will take photographic evidence of any damages incurred to ensure that you do not lose out on lettings income.

HEALTH & SAFETY 

The following needs to be arranged by you the owner and we will require a copy of these. 

• Annual Gas & Appliance Servicing including the flue and ventilation will be carried out when due. 

• Electric Tests are due annually & certificates must be provided. 

• PAT tests for all electrical portable items need to be carried out annually. 

• Smoke alarms, Carbon Monoxide, Fire Extinguishers & Fire blankets must be provided and in full working order and serviced. 

• CO2 checks will be tested annually. 

• All Tests and inspections that we arrange will be charged to your account. 

GAS & ELECTRICITY 

Gas & Electricity used is paid for by you, The Owner. All caravans which use bottled gas must have an automatic change over valve fitted. 

WEAR & TEAR and DAMAGES 

Reasonable Wear & Tear during subletting will occur. Just like in your own home items will deteriorate over time through usage. Where damages occur we will try and recover costs from the guests however, we will not be held liable for any damages or monies lost due to damages caused. 

CANCELATIONS 

For any bookings cancelled by guests the non-refundable booking fee will be held by us to cover administrative costs. Where guests have booked on a non-refundable reservation your costs will be paid in accordance with your contract terms.
